Opening an account
Accounts for non-residents are still available, but the process is not what it was a few years ago. Compliance departments now want a clear story about who you are and where the money comes from.
What helps:
- Documented source of funds — the single most important item.
- A tie to the country. A purchase agreement or registered ownership is a strong one, which is why account opening is markedly easier once the property is yours.
- A complete, consistent document set. Gaps and contradictions are the usual cause of refusal.
Refusals do happen and banks are not obliged to explain them. Do not build a transaction timeline that assumes an account will open on schedule.
Borrowing as a non-resident
Local financing for foreigners exists but is limited, and most purchases in Georgia are completed in cash or on developer instalments. Where a bank does lend, expect:
- A substantial down payment, materially higher than a resident would face.
- A rate above resident pricing.
- Proof of stable income, often translated, sometimes apostilled.
What banks are reluctant to finance
Early-stage off-plan is the clearest example. A bank lending against a building that does not exist yet is taking the developer's delivery risk as well as yours, and many will simply decline. Completed property with a clean title is a much easier case.
If a bank refuses to lend against a specific project, treat that as information about the project, not just about the bank.
Developer instalments as an alternative
Many Georgian developers offer staged payment plans, sometimes interest-free over the construction period. Compare the true cost against a mortgage rather than assuming instalments are cheaper: a plan with no interest but a higher headline price is a loan with the interest moved.

You will typically earn rent in lari while thinking about returns in dollars. If you also borrow, match the loan currency to the income where you can, or budget a buffer for the swing.
